Hawaii Hotels With No Resort Fee, the 2026 List by Island
As of September 2026, seventeen Hawaii hotels with no resort fee are confirmed: Halekulani, Halepuna Waikiki, the Kahala, Four Seasons Ko Olina, Aulani, Marriott’s Ko Olina Beach Club, Courtyard Oahu North Shore and the Surfjack on Oahu; Residence Inn Maui Wailea, Marriott’s Maui Ocean Club, Napili Kai, Napili Shores and Mana Kai on Maui; Four Seasons Hualalai, Mauna Kea Beach Hotel on cash rates and Volcano House on the Big Island; and the Westin Princeville on Kauai. Every other full-service hotel we checked adds a mandatory fee of $25 to $60 per room per night, taxed at the full lodging rate. This page lists the confirmed hotels by island with what each charges for parking, because at several of them parking costs more than a resort fee would, and it records the hotels that added a fee in 2025 and 2026, including two of Hawaii’s best known holdouts.
Last updated 6 September 2026. We checked every hotel in our registry, 82 properties, plus the smaller hotels that older lists name as fee-free, between 4 and 6 September 2026 against each hotel’s own website, the brand’s property page or a current booking price breakdown. Hotels add fees with little notice, so confirm on the hotel’s site before you book. This is general information, not legal or financial advice.
The short version
- Seventeen Hawaii hotels, condo resorts and villa resorts have no mandatory daily fee as of September 2026. Eight are on Oahu, five on Maui, three on the Big Island and one on Kauai. The military-only Hale Koa is fee-free too but the public cannot book it.
- The list is the top and bottom of the market. Halekulani, the Kahala, Four Seasons Hualalai, Four Seasons Ko Olina and Aulani skip the fee. So do a Courtyard, a Residence Inn and a few condo resorts. The mid-priced beach resorts almost all charge.
- Marriott’s villa resorts sold nightly through Marriott.com, Ko Olina Beach Club, Maui Ocean Club and Westin Princeville, charge no resort fee. The Residence Inn is the only fee-free hotel in Wailea.
- Four Seasons Maui added a $55 fee for arrivals from 1 July 2026. Mauna Kea Beach Hotel stays fee-free on cash rates but charges $60 a night on points stays from 1 August 2026.
- No fee does not mean no add-ons. Waikiki’s luxury fee-free hotels charge $60 to $68 a night for parking. Check the parking column before you compare.
Oahu hotels with no resort fee
Oahu has the longest fee-free list because it has both the state’s most expensive hotels and its only true business and suburban hotels. Every fee-free Waikiki hotel charges for parking, and Four Seasons Ko Olina is valet only. If you want fee-free for under $300 a night, your realistic Oahu options are the Surfjack and the Courtyard North Shore. Price bands follow our registry scale, from $ for budget to $$$$ for luxury.
Waikiki hotels with no resort fee
| Hotel | Price band | Parking per night (before tax) | Notes |
|---|---|---|---|
| Halekulani | $$$$ | $68 | “There are no resort fees at Halekulani,” per its FAQ |
| Halepuna Waikiki by Halekulani | $$$$ | $60 | Same policy as Halekulani, stated on its FAQ |
| Surfjack Hotel and Swim Club | $$ | Off-site at a discounted rate, see hotel site | Advertises “no amenity fees” on its own site |
The Surfjack is the only mid-priced Waikiki hotel we could confirm. Every other Waikiki hotel that older articles name as fee-free now charges one. Coconut Waikiki, Hotel Renew, Shoreline, Waikiki Malia, Ilima, Pagoda, Ewa, White Sands, Stay and the Ambassador all appear on 2026 fee trackers with daily fees between about $15 and $45 before tax. Prince Waikiki charges $45 and Turtle Bay, now The Ritz-Carlton O’ahu, Turtle Bay, charges about $52. The Ala Moana Hotel now charges a mandatory daily resort service fee of about $30, and some third-party listings sell it as a “resort fee included” rate. The Hale Koa on Fort DeRussy has no fee, but only eligible military, veteran and Department of Defense guests can book it.
Oahu hotels with no resort fee outside Waikiki
| Hotel | Area | Price band | Parking per night (before tax) | Notes |
|---|---|---|---|---|
| The Kahala Hotel and Resort | Kahala | $$$$ | $60 | Lists “no resort fees” as a direct-booking benefit |
| Four Seasons Resort Oahu at Ko Olina | Ko Olina | $$$$ | Valet only, from $45 | No self-parking |
| Aulani, A Disney Resort and Spa | Ko Olina | $$$$ | $40, self or valet | No daily fee for at least a decade |
| Marriott’s Ko Olina Beach Club | Ko Olina | $$$ | $48 | Villas with kitchens, lighter housekeeping |
| Courtyard by Marriott Oahu North Shore | Laie | $$ | $23 | Booking listing is titled “No Resort Fee” |
Aulani does not charge a daily fee and has not for at least a decade, which is unusual for a resort at its price. Marriott’s Ko Olina Beach Club sits on the next lagoon and is a vacation club resort, so unreserved villas are sold nightly through Marriott.com with kitchens and washers but housekeeping that is lighter than a full-service hotel’s. Confirm the housekeeping schedule when you book. We could not confirm the policy at ESPACIO The Jewel of Waikiki or the Ritz-Carlton Residences Waikiki Beach, so neither is listed.
Maui hotels with no resort fee
Maui has the highest resort fees in the state and the shortest fee-free list. The Wailea and Kaanapali beach resorts all charge, from $45 at the Outrigger Kaanapali Beach Resort and Hana-Maui Resort to $59 at the Wailea Beach Resort, Fairmont Kea Lani and Ritz-Carlton Kapalua and $185 at The Resort at Kapalua Bay. Hotel Wailea charges $50 and Grand Wailea $55. What is left is one extended-stay hotel, Marriott’s vacation club towers and three condo resorts.
| Hotel | Area | Price band | Parking per night (before tax) | Notes |
|---|---|---|---|---|
| Residence Inn by Marriott Maui Wailea | Wailea | $$ | $40 | Kitchens and free breakfast, the only fee-free hotel in Wailea |
| Marriott’s Maui Ocean Club (all towers) | Kaanapali | $$$ | Valet $30 | Vacation club villas, “no extra resort fees” per Marriott |
| Napili Kai Beach Resort | Napili | $$$ | Free | Condo resort, states no resort fee on its site |
| Napili Shores Maui by Outrigger | Napili | $$ | Not published | Condo resort, “no resort fee” per Outrigger listing; check for a cleaning fee |
| Mana Kai Maui | Kihei | $$ | Free | Condo resort, check for a cleaning fee |
The Residence Inn is the standout for anyone who wants Wailea without the fee. Other Marriott-family resorts on Maui, the Wailea Beach Resort and the Ritz-Carlton Kapalua, charge $59 a night. The Residence Inn gives you a kitchen, free breakfast and a $40 parking charge instead. Marriott’s Maui Ocean Club sits on Kaanapali Beach between the Hyatt Regency and the Westin, both of which charge a fee, and Marriott’s own listing says there are no extra resort fees.
Four Seasons Resort Maui at Wailea was for years the flagship example of a luxury resort with no fee. That ended this summer, when the hotel added a $55 per night resort fee plus tax for arrivals from 1 July 2026, timed with the opening of its Kai Hola Spa. On Lanai, Four Seasons Resort Lanai and Sensei Lanai show no resort fee on the listings we found, but we could not confirm either on the resort’s own site, so they are not counted here.
Big Island hotels with no resort fee
The Kohala Coast has two of Hawaii’s most expensive resorts on the fee-free list and almost nothing else. The Fairmont Orchid, Mauna Lani, Westin Hapuna and Waikoloa Beach Marriott charge between $37 and $60, Kona Village added a $95 fee in December 2025, and the Hilo and Kona hotels that older lists name as fee-free, including the Hilo Hawaiian, Royal Kona Resort and Grand Naniloa, now charge roughly $20 to $35 before tax.
| Hotel | Area | Price band | Parking per night (before tax) | Notes |
|---|---|---|---|---|
| Four Seasons Resort Hualalai | Kaupulehu, Kona coast | $$$$ | Free self-parking | Hotel rooms only; rented villas carry a daily resort guest fee |
| Mauna Kea Beach Hotel | Kohala Coast | $$$$ | About $35 | No fee on cash rates, $60 a night on points stays |
| Volcano House | Hawaii Volcanoes National Park | $$ | Free, park entrance fee of $30 per vehicle applies | National Park concession hotel, no resort fee listed in its policies |
Four Seasons Hualalai charges no resort fee and no parking fee for hotel guests. The privately owned villas and homes rented through the resort’s residential program are different, with a daily resort guest fee of $75 to $230 per adult, so a hotel room and a rented villa are priced very differently.
Mauna Kea Beach Hotel needs a careful read. The hotel’s own site still says “no resort fee,” and that is true on every cash rate, which Marriott’s booking system labels “exempt from resort fee.” From 1 August 2026, though, the hotel charges a $60 per night resort fee on stays booked with Marriott Bonvoy points. Pay cash and you are fee-free. Redeem points and budget $60 a night plus tax.
Kauai hotels with no resort fee
Kauai is the hardest island. Every full-service resort we checked charges a fee, from about $35 at the Outrigger Kauai Beach Resort to $59 at 1 Hotel Hanalei Bay. Koloa Landing, once the island’s fee-free standout, now charges about $40, and Timbers Kauai charges 17 percent of the room rate rather than a flat amount. The Lodge at Kukuiula has no resort fee but charges a mandatory $75 per person spa fee unless you book a treatment, so we count it as fee-charging. One resort is fee-free.
| Hotel | Area | Price band | Parking per night (before tax) | Notes |
|---|---|---|---|---|
| The Westin Princeville Ocean Resort Villas | Princeville | $$$ | On-site, rate not published | Villas with kitchens, “no extra resort fees” per Marriott |
The Westin Princeville is a vacation club villa resort with full kitchens, and Marriott’s listing describes it with the words “no extra resort fees and complimentary Wi-Fi.” Hanalei Colony Resort, which we and others long described as fee-free, now charges an amenity fee that its own site was discounting by 50 percent in a 2026 promotion. Booking listings show it at about $30 a night before tax. The smaller east-side hotels that used to skip the fee, Kauai Shores, the Hilton Garden Inn at Wailua Bay and Waimea Plantation Cottages, all charge $25 to $35 now.
Hotels that added a fee in 2025 and 2026
The reason older lists are wrong is that the fee spread fast. These are the changes we confirmed, so you can update your own notes.
| Hotel | Change | Effective |
|---|---|---|
| Four Seasons Resort Maui at Wailea | New $55 resort fee | Arrivals from 1 July 2026 |
| Mauna Kea Beach Hotel | New $60 resort fee on points stays only | 1 August 2026 |
| The Ritz-Carlton Maui, Kapalua | Resort charge raised to $59 | 27 May 2026 |
| The Resort at Kapalua Bay | $185 resort fee and $65 parking under Marriott management | March 2026 |
| Hanalei Colony Resort | New amenity fee, about $30 | 2026 |
| Kona Village, A Rosewood Resort | New $95 resort fee | Reservations from 1 December 2025 |
| AC Hotel by Marriott Maui Wailea | New $25 destination fee, with a $25 daily dining credit | June 2025 |
| Aston Maui Kaanapali Villas | New $35 resort fee | 1 January 2025 |
| Royal Lahaina Resort | New $45 resort fee | 1 January 2025 |
| Ala Moana Hotel | Mandatory resort service fee of about $30 plus a one-time check-in fee | Confirmed August 2026, start date not published |
The Resort at Kapalua Bay’s $185 is the highest fee in Hawaii by a wide margin. It applies to the resort’s large residential-style units under Marriott management, and Beat of Hawaii reported it alongside paid parking in August 2026.
What fee-free hotels charge instead
A hotel that charges no resort fee is not necessarily cheaper once you are through the door. Four charges account for most of the difference.
Parking is the big one in Waikiki. Halekulani charges $68 a night, Halepuna and the Kahala $60, and Four Seasons Ko Olina is valet only from $45. If you bring a car, parking at Halekulani costs about the same as fee plus parking at the Sheraton next door. If you do not bring one, the fee-free saving is real. The fee-free resorts on the neighbor islands charge less, with free parking at Four Seasons Hualalai and Napili Kai and $40 at Aulani and the Residence Inn Wailea. Our guide to Hawaii hotel parking fees has the island-by-island picture and the case for skipping the rental car.
Amenity fees are resort fees under another name. Any mandatory nightly charge counts as a resort fee for tax purposes and under the federal pricing rule, whatever the hotel calls it, which is why Hanalei Colony’s amenity fee moved it off this list. Separately, some fee-free hotels charge for facilities other resorts bundle. The Lodge at Kukuiula charges $75 per person for spa access unless you book a treatment.
Condo resorts usually charge a one-time cleaning fee of roughly $150 to $350 rather than a daily fee, and some charge both. Divide the cleaning fee by your nights. On a week it is usually cheaper than a daily fee. On two or three nights it often is not. Napili Kai, Napili Shores and Mana Kai are condo resorts, so read the listing for a cleaning fee before you compare.
Percentage fees are rare but exist. Timbers Kauai charges 17 percent of the nightly rate as its resort fee, which on a $1,500 villa is $255 a night.
What you save by choosing a fee-free hotel
Resort fees in Hawaii are taxed at the full lodging rate, about 18.7 percent on every island in 2026, so a $50 fee costs $59.36 a night once tax is added. Over seven nights that is $415. A $59 fee, the current rate at Wailea Beach Resort, the Ritz-Carlton Kapalua and the Fairmont Kea Lani, costs $490 for the week. Our guide to Hawaii hotel taxes explains the stack and shows a worked bill.
That saving is real but it is not the whole comparison. The fee usually buys Wi-Fi, beach chairs, a fitness center, sometimes a daily cultural activity and sometimes parking on the neighbor islands. At a fee-free hotel you may pay for some of those separately. The honest way to compare two hotels is the total for your dates including room, fee, parking and tax. Under the federal pricing rule in force since May 2025, the first price a booking site shows you must already include every mandatory fee, though government taxes can still be listed separately.
How to confirm a hotel is still fee-free before you book
- Search the hotel’s own site for “resort fee,” “destination fee” and “amenity fee.” Most hotels disclose it on a FAQ or policies page. Halekulani, Halepuna, the Kahala and Mauna Kea all state their policy in plain words.
- Price a real stay on the hotel’s site and read the total. Since May 2025 the advertised total must include every mandatory fee, so a fee that exists will appear there even if the marketing copy is silent.
- If you are booking on points, price the same dates as a cash stay too. Mauna Kea’s points-only fee shows how the two can differ.
- Check the parking rate on the same page. It is the charge most likely to surprise you at a fee-free Waikiki hotel.
- Screenshot the price breakdown. If a fee appears at check-in that was not in the advertised total, that is the evidence you need. Our guide to disputing a wrong hotel charge covers what to do next.
Frequently asked questions
Which Hawaii hotels have no resort fee?
As of September 2026, the confirmed fee-free hotels are Halekulani, Halepuna Waikiki, the Kahala, Four Seasons Ko Olina, Aulani, Marriott’s Ko Olina Beach Club, Courtyard Oahu North Shore and the Surfjack on Oahu; Residence Inn Maui Wailea, Marriott’s Maui Ocean Club, Napili Kai, Napili Shores and Mana Kai on Maui; Four Seasons Hualalai, Mauna Kea Beach Hotel on cash rates and Volcano House on the Big Island; and the Westin Princeville on Kauai. The Hale Koa is also fee-free but only eligible military guests can book it.
Does Four Seasons Maui charge a resort fee?
Yes, since 1 July 2026. The fee is $55 per night plus tax and covers access to the new spa’s thermal facilities, an outrigger canoe experience, cultural programming and several other inclusions. Before July 2026 the resort charged no fee.
Does Aulani charge a resort fee?
No. Aulani does not charge a daily resort fee and has not for at least a decade. Parking is $40 a night whether you self-park or valet, and character breakfasts, the spa and some activities are priced separately.
Does Mauna Kea Beach Hotel charge a resort fee?
Not on cash rates, which Marriott labels “exempt from resort fee.” Since 1 August 2026 it charges $60 per night on stays booked with Marriott Bonvoy points. Parking is charged separately.
Which Waikiki hotels have no resort fee?
Halekulani, Halepuna Waikiki, the Surfjack and, for eligible military guests, the Hale Koa. The Kahala is fee-free but sits east of Diamond Head rather than in Waikiki. The budget Waikiki hotels that older lists name as fee-free now charge one.
Is a fee-free hotel always cheaper?
No. Compare the total for your dates including parking. If you bring a car to Halekulani, its $68 parking roughly matches what a fee-charging Waikiki hotel takes in fee plus parking. Without a car the saving is real.
Do Marriott’s Ko Olina and Maui Ocean Club really have no fee?
Yes. Marriott’s own listings for both say there are no extra resort fees. They are vacation club resorts whose unreserved villas are sold nightly through Marriott.com, so you get a kitchen and washer but lighter housekeeping than a full-service hotel. Parking is $48 at Ko Olina and valet $30 at Maui Ocean Club.
Are there fee-free hotels on Kauai?
One resort, the Westin Princeville Ocean Resort Villas. Every other full-service hotel on Kauai that we checked charges a fee of $25 to $59, and Hanalei Colony Resort added an amenity fee in 2026.
What is the difference between a resort fee, a destination fee and an amenity fee?
Nothing that matters to you. All three are mandatory nightly charges added to the room rate, all are taxed at the lodging rate, and all must be included in the advertised price under federal rules.
Can I get a resort fee waived instead of switching hotels?
Sometimes. Hilton Honors waives it on full points stays and World of Hyatt waives it on points stays and for Globalist members. Marriott and IHG do not. Hotels also adjust it when a paid amenity was unavailable. The details are in our resort fees guide.
Do vacation rentals in Hawaii charge resort fees?
No. They charge a one-time cleaning fee and sometimes a booking fee, which since 2025 must show in the advertised price. Condo resorts run by Aston, Outrigger and Castle sit in between, and some now charge a daily amenity fee, so read the listing.
How often does this list change?
Fee policies changed at ten Hawaii hotels between January 2025 and August 2026. We recheck this page each quarter and after any reported change. The date at the top tells you when it was last verified.
